Reconstruction of the culturally historical four-apartment residential building built in 1912 with a new utility building. The building was built according to the project of the architect Aleksandrs Vanags and it is located in the UNESCO World Heritage Site no. 852 “Historical Center of Riga” protection zone boundaries and is included in the urban planning monument of national importance no. 8327 “Ķīpsala historical buildings” territory boundaries.

One of the main priorities in this reconstruction project is to preserve the original architectural elements, based on a careful study of archival materials and architectural artistic research, as a result the existing building is brought closer to its original expressiveness. With the proposed facade solution and element restoration, the former detailing, appearance, architecturally artistic composition of the building are maximally restored, including the original moss-green tone color solution of the building’s facade.

The two first-floor apartments have outdoor terraces, where historically there were verandas, thus restoring the original functionality of the building. Both apartments on the second floor have been converted into two-story apartments by adding a mansard floor to them. New skylights are planned in the roof to ensure natural sunlight within. The skylights in the conventional roof structures are made by proportionally continuing the existing windows in the attic floor. The new skylights in the other roof planes are designed in an effort to make them as inconspicuous and functional as possible, so that they do not contrast with the existing architectural form of the building.

In the utility building, storage rooms have been created for each apartment and a common use lounge room with a terrace for all residents of the residential building. The volume of the utility building is designed as low and modest as possible, integrating the building into the surrounding landscape as much as possible. Architecturally, the utility building was designed taking as an example similar urban construction contexts and their characteristic building volumes in historical (similar period) low-rise buildings. The original project of the architect A.Vanagas also serves as a partial source of inspiration and justification for the choice of the architectural scope of the farm building, which also provided for a one-story auxiliary building with a single-sloped roof, which has not been preserved to this day.

The trees and greenery on the plot are preserved and protected, and suitable areas such as the front yard and side yard are planted with hedges.
